That planning permission be granted subject to the conditions set out at the end of the report and the applicant entering into a s106 legal agreement securing 22% Affordable Housing, 5% Custom Build, Open Space, NHS and KCC Contributions (as detailed within the Report) and that delegated authority be given to the Chief Planning Officer to agree and finalise the wording of the conditions and the legal agreement and add any other conditions or obligations that he considers necessary. 2. That condition 22 be strengthened, providing clarity as to the on-site parking restrictions. 3. Include condition that ensures that if any trees die within the first 5 years, they are replaced like for like.
