The Renters’ Rights Act 2025 received royal assent on the 27 October 2025.
The act will be implemented in 3 phases:
Phase 1: 1 May 2026 - Tenancy reforms
Phase 2: From late 2026 – Private rented sector database and landlord ombudsman
Phase 3: TBC - Awaab’s Law and a decent homes standard to apply to the private rented sector
